What an AI property guide does

Take the agent out of the viewing and you remove the person who answers questions. An AI guide trained on the specific property fills that role — and records what buyers wanted to know.

The gap

The question nobody is there to answer

REF. 01

The value an agent adds at an open home is not opening the door. It is answering the question the buyer thinks of while standing in the second bedroom — about the boundary, the heating, the school zone, what the street is like on a weekday morning.

Remove the agent from the viewing and that capability disappears with them, unless something replaces it. A printed flyer does not, because buyers do not have their questions in advance; the questions arrive as they walk around.

What it knows

Trained on the property, not on generalities

REF. 02

The AI guide is trained on the specific property’s details and on its surrounding neighbourhood. That training happens during setup, alongside installing the locks and building the listing, so the guide is ready before the property takes its first booking.

This is the distinction that matters. A general-purpose assistant can talk about houses; a guide trained on this house can answer about this house and this street. Property-level detail and local context are both in scope.

Availability

Answers at the moment the question arises

REF. 03

The guide answers in real time and at any point during a visit — the buyer asks while standing in the room they are asking about, rather than making a note to follow up later. Most questions never survive that gap, which is why unanswered questions quietly become objections.

It is available 24 hours a day, which is what makes viewings outside conventional hours viable at all. A buyer walking through at nine in the evening gets the same answers as one walking through mid-morning; there is no window in which the property is open but unsupported.

The by-product

Questions become insight

REF. 04

Every question a buyer asks the guide is captured as an insight for the agent and the vendor. This is the part that has no equivalent in a traditional open home: when an agent answers a question in a hallway, the answer helps that buyer and the information evaporates.

Aggregated across viewings, the questions describe the market’s actual hesitation about a property. If most buyers ask the same thing, that is a marketing problem to fix in the listing rather than a conversation to keep repeating. Those questions sit alongside the engagement data — time in the home, repeat visits — in the reports an agent can export for a vendor conversation.

Data handling

What happens to the conversation

REF. 05

The questions and messages a buyer submits to the in-property AI guide, and the responses generated for them, are collected by the platform. They are treated as personal information under the Walkthrough privacy policy, which governs how that data is stored and shared.

Walkthrough operates in New Zealand and Australia and complies with the Privacy Act 2020 and the Information Privacy Principles in New Zealand, and the Privacy Act 1988 (Cth) and the Australian Privacy Principles in Australia. The privacy policy sets out the full detail of what is collected and how it is handled.

Questions

Questions about this

DWG No. WD–FQ

The questions that come up most often on this topic.

Q01

What can the AI property guide answer?

It is trained on the specific property’s details and its surrounding neighbourhood, so it answers questions about the house itself and about the local area. It responds in real time at any point during a viewing, so buyers can ask while standing in the room they are asking about.

Q02

Is the AI guide available outside business hours?

Yes, it is available 24 hours a day. That is what makes viewings outside conventional open home hours workable — a buyer walking through late in the evening gets the same answers as one walking through mid-morning, with no window where the property is open but unsupported.

Q03

What happens to the questions buyers ask?

Every question is captured as an insight for the agent and the vendor. Aggregated across viewings, they show what the market is actually hesitant about, and they sit alongside engagement data such as time in the home and repeat visits in the reports an agent can export.

Q04

Is my conversation with the AI guide private?

Questions and messages submitted to the in-property AI guide, and the responses generated, are collected by the platform and treated as personal information under the Walkthrough privacy policy. That policy sets out how the data is stored and shared, under New Zealand and Australian privacy law.
